# WorkSpace by MJPM — guide for AI agents

This is an optional public guide for software agents using www.officedesign.com.hk. It describes what the site offers and how to use it responsibly. It is not an access-control mechanism, and nothing here implies that any particular agent, search engine or registry reads it.

MJPM provides these services for offices in Hong Kong. Pricing, programme and availability for a specific project require confirmation with MJPM. Published examples and typical ranges are general guidance, not a quote or guarantee.

## Workplace tools

### Office Space Calculator

Build an early workplace area estimate around headcount, attendance patterns, work settings and the support spaces your team needs.

- Inputs: Number of people to support (whole number, 1–500); Busy-day attendance (25–100%, 5% steps); Working pattern; Private rooms (0–20); Meeting demand; Support spaces.
- Output: Planning range and recommended starting point in sq ft and sq m, workpoints and busy-day attendance.
- Heuristic planning estimate from MJPM’s own model; not a floor plan, statutory assessment or quotation.
- The area basis has not been defined: do not treat the result as internal, net, gross or lettable floor area, or as the area for the rent calculator.
- Expected growth is not added to the area; enter the future headcount to test a larger team.
- The WebMCP tools do not return the detailed report or scenario comparison. On the page these are shown after the visitor submits the enquiry form, which sends their contact details to MJPM and requires the user's explicit consent.

### Hong Kong Office Rent Calculator

Estimate an RVD-based office rent benchmark by district, grade and required area, then compare major Hong Kong office markets.

- Inputs: RVD office district (7 groupings); Office grade (A, B or C); Internal floor area in sq ft (200–500,000).
- Output: Indicative monthly and annual net rent in HKD, the RVD rate used, its observation month and any provisional, limited-sample or fallback notes.
- Uses the Rating and Valuation Department average net rent for the district and grade; not an asking rent, quotation or valuation of a particular office.
- RVD rates are based on internal floor area; an area quoted on another basis may not be comparable.
- Net rent excludes rates, management fees and other charges.
- Recent months can be provisional, and some figures rest on few transactions.

The space estimate and the rent benchmark measure different things. This is a planning allowance for the listed workplace areas plus circulation. Its measurement basis has not been defined, so it should not be read as internal, net, gross or lettable floor area. Ask the user for a property's internal floor area before benchmarking rent; do not pass the space estimate across automatically.

## Browser tools (WebMCP)

In browsers that implement the WebMCP draft (`document.modelContext`, currently experimental), pages on this site register read-only tools. They run inside the open page, compute from data already on that page, and do not submit forms, contact MJPM, store data or make network requests. They are not a remote API or an MCP server, and support varies by browser and agent.

Tools belong to the page that registered them. To use a calculator tool, navigate to its page and list that page's tools again. Invalid input returns `{"ok": false, "error": {...}}` with the accepted values.

- Each project links to its case study on www.mjpm.com.hk, which is the source for the published facts (location, status, year and stated durations).
- MJPM also publishes a structured project index at https://www.mjpm.com.hk/okf/projects/index.md. Its entries describe themselves as drafts awaiting editorial approval, so confirm facts against the case-study pages.
- Some case-study listings are anonymised (for example "Confidential Finance Firm"). Do not infer or identify their clients.
- The `find_mjpm_projects` tool returns only each case page's short facts block, fetched automatically on the date it reports (an automated fetch, not an editorial review). Read the case-study page for the project description, scope and features; the tool does not provide floor area or cost.
- A published programme or completion time describes that project only; it is not a promise for another project.

- These actions send personal information to MJPM: the enquiry forms on the homepage and contact page (name, company, email, phone and project details) and the Office Space Calculator's report form (name, email, phone, consent choices and the calculator answers). WhatsApp links open WhatsApp; the calculator's link pre-fills a message with the results.
- Only submit a form or send a message when the user has explicitly asked you to and has reviewed what will be sent. None of the browser tools above submit anything.

## Use of figures

Cost, rent and area figures on this site are planning ranges for Hong Kong. Quote them with their stated date or data month and caveats, and link to the page they came from.
